Good quality photographs, shot with the correct lightning and detailing the best aspects of each interior room and showcasing any key external balconies /gardens, will ensure you will keep your potential renters from leaving your advert and moving onto the next available holiday rental.

  • Make sure you provide images of each room and external fixture.
  • Stage each room for photographs
  • Potential guests want to imagine themselves in the photograph, whether it’s sunbathing in the garden, relaxing in the living room and reading a book or sipping a glass of Prosecco on the terrace.

Just as important as having good quality photos, it is equally important to write a good and detailed description of your property.

  • If your property is located in a region with all year round rental potential, then highlight such key points like ‘open fire or heating’ for winter rentals and ‘air conditioning’ for summer rentals.
  • When pin-pointing your property location on ‘Google Map’s, place your location pin on the correct location. Give potential guests some travel tips, local restaurants, location of nearest supermarkets / beaches and any key selling features or unique selling points.
  • Identify and feature some of your properties best features for each room (e.g. bath tub / tumble dryer / wifi) , how many people does your property actually sleep? How many bathrooms? Large or small bedrooms and what size beds are provided?
  • Does your property provide beach towels, bed linen, daily cleans, half board, full board – Eliminate the amount of emails required to convert your client into a confirmed rental guest.
  • Compare yourself with other listed properties in the same location / resort. Read your advert, as if you were looking to book a property yourself. Would you book your property over competitors – why?
  • Make it as easy as possible for the guests to make contact with you? Provide a mobile number over a fixed phone line number. If you use mobile communication apps like Viber / Whatsapp – mention this, so there will be no call costs to your guests. List your email address and aim to respond as quickly as possible to each inquiry – it is most likely the person who responds the fastest, will possibly convert the reservation the quickest.
  • Create some email res-ponder templates -this way you save time on composing many of the same type ‘reply’ messages.
  • Use google translate when responding to guests from different countries.
